1) Q Can anyone buy a property that is listed on your website or in any of your ads?
A: Yes. As long as the property is available and you have filled out your paperwork and submitted the proper funds, you can buy that property. We sell on a "First Come-First Serve" format.
2) Q Can I buy more than 1 property.
A: Yes, anyone can buy as many properties as they wish as long as they have the funds to purchase them.
3) Q Can I finance any property I wish to buy?
A: Currently we do not offer financing. That is one of the reasons we are able to offer our property at such a competitive price. We do however take Visa, MasterCard, American Express and Discover as a form of payment.
4) Q Are there any other fees or commissions if I purchase a property?
A: With any purchase there is a $395 Document Fee to help offset the recording fees, paperwork preparation, and advertising costs. That is the only additional fee. You pay the price for the property and the Document Fee and that is it.
5) Q How come your properties are so affordable?
A: Our expertise in acquiring property, our low overhead, and our knowledge in vacant land, allows us to pass huge savings on to you. We are committed to offering inexpensive land to anyone who is looking to invest or purchase real estate.
6) Q If I Purchase a property, when will I get my deed?
A: Once you have paid for a property that you purchase from American Land Now, you will receive a deed in approximately 30 days.
7) Q How often will you add new properties to your inventory list?
A: American Land Now is always purchasing property and as we acquire new property, it will be added to the list of properties available for purchase. You can even register with us, and you will be notified via e-mail any time new properties become available.
8) Q How do I find a property that is listed on your website so I can go inspect it?
A: There are a series of links following the description of each property listed on this website. They include a parcel map, a street map, a topographical map, and an aerial photograph. They are there to assist you in locating a parcel you are interested in purchasing.
9) Q How do I know if the properties have any liens on them?
A: AmericanLandNow warrants that the properties have a clean and lien-free title status.
10) Q Do all the properties have utilities available?
A: No, some properties do have utilities available and some do not.
11) Q Can I build on any property that I buy?
A: That would be up to the local government in which the property is located. They have building codes and guidelines you need to follow. Check with them prior to purchasing.
12) Q Do the properties come with mineral rights?
A: If we purchased the property and it came with mineral rights then yes, we will pass those on to you. Because we don't do a "Mineral Search" when we buy the property we cannot guarantee there were any mineral rights at the time of purchase.
13) Q How can I find out the "Market Value" of a property.
A: The best recommendation we can give you is to talk to local realtors and brokers who have sold similar properties, and check the county records for recent sales prices on nearby properties.
14) Q How large is an acre of land?
A: An acre of land consists of 43,560 square feet. Other common size parcels are as follows: 5 acres= 330'x660', 10 acres= 660'x660', 20 acres=660'x 1320'(quarter mile), 40 acres = quarter-mile by a quarter-mile, 160 acres= half-mile by a half- mile.
